Please ensure that all your personal effects have been removed from the property, to avoid confusing your items with those of the Landlord.
When performing the check-out, we will go through the inventory, which will take approximately 30 minutes, and confirm that you have left the property in a good, clean and tidy condition in accordance with your tenancy requirements. Please note each of the following items which require your attention:

▢ Cancel your standing order AFTER your final rent has been paid
▢ All soft furnishings, especially carpets and curtains should be left clean, paying special attention to heavy stains and marks, if applicable.
▢ All kitchen appliances should be cleaned and freezers defrosted. Food should be removed from all cupboards and all hard surfaces should be washed down and cleaned.
▢ All bathroom/WC furniture should be cleaned, paying particular attention to any stains or marks.
▢ All woodwork, skirting boards etc should be washed down.
▢ All items of furniture should be dusted, cleaned and left in the appropriate rooms.
▢ All electrical goods alarms, showers and appliances, including light bulbs and any garden equipment (if applicable) should be in good working order. (If not, you will be charged for their repair).
▢ Any gardens and patios should be free from weeds; lawns and flowerbeds should be neat and well maintained. Hedges should be trimmed.
▢ Any waste or rubbish should be bagged up and left in the appropriate location for collection by the local waste collection service.
▢ All windows should be cleaned inside and out.
▢ All walls should be wiped over to remove marks.
▢ The oven/cooker should be cleaned including grill pans and attachments.

NB: Decorating - Please do not try and touch up affected areas in patches as there are different shades of paint. If you do attempt to touch up the paint work in this way you will be charged to rectify this.
Please note, professional cleaners will be booked to clean and deal with the property if it not returned to the required standard. This will be discussed with you at check out.
It is a good idea to check through your inventory prior to the final inspection date to ensure that no items need replacing and that nothing is missing, damaged or requiring cleaning, to avoid any deductions from your deposit monies.
As you are aware, the deposit monies are retained as security for the performance of your obligations under the terms of the tenancy agreement. The deposit will be returned to you, less any deductions that may have been agreed to compensate the Landlord, wholly or in part for any breach, or obligations on your part.
NB: It should be noted that we will undertake a final inspection prior to any deposit being returned.
I must remind you that it is important for you to contact the various utilities (gas, electricity, telephone and council tax) to advise them of your departure and make arrangements for final payment. Please do not have any of the services disconnected.
In addition, please arrange for the re-direction of any incoming mail as we cannot guarantee that mail will be forwarded after your departure, this is essential to avoid identity fraud.
